Xuzhou Economic and Technological Development Zone Big Data Smart Valley Project

Short Description:

The Xuzhou ETDZ Big Data Smart Valley Project is a landmark big-data industrial park in the Xuzhou Economic and Technological Development Zone, launched in 2017 with a total floor area of approximately 144,000 m² (including a two-level basement of about 50,000 m²). Positioned around “steel structure + computing power,” the park was built as a prefabricated development. ZM-BESTA, as a member of the EPC consortium (led by Zhejiang Zhongcheng Construction Group), delivered Towers A2, A3, D2 and D3 plus five podium buildings under a turnkey EPC prefabricated contract — covering design, steel fabrication, steel erection and prefabricated construction end to end. Started in 2018 and completed in 2020, the project was recognized as a Jiangsu Provincial Demonstration Project for Building Industrialization, standing as ZM-BESTA’s flagship reference in big-data industrial parks built with prefabricated steel.

Product Detail

Project Composition

Of the four towers delivered by ZM-BESTA, Tower D3 integrates a library, cultural center, youth activity center and trade-union activity center, serving as a landmark public building of the development zone; Towers A2, A3 and D2 are business office buildings for big-data enterprises in the park. The towers rise 12–21 stories with a maximum height of approx. 78 m; podiums are 4 stories. All buildings were designed and constructed as prefabricated steel structures, achieving an overall prefabrication rate above 70%.

Structural System & Materials

As a cluster of prefabricated steel office towers in the 70-meter class, the project applies the complete technical configuration of ZM-BESTA’s multi-story heavy steel building system:

  • Vertical structure: rectangular steel tube composite columns (partly concrete-filled) above grade for superior load capacity and seismic performance; steel-reinforced concrete columns and beams in the basement
  • Horizontal members: hot-rolled and welded H-section steel beams (个别 composite steel-concrete beams); box-section columns in the podiums
  • Floor system: steel-bar truss decking with cast-in-place concrete, eliminating full formwork and shoring and enabling parallel multi-floor construction
  • Envelope: ALC precast wall panels combined with glass curtain walls externally, ALC panels internally; delivered fully fitted out
  • Industrialization: a fully industrialized chain of design, component manufacturing and on-site assembly with prefabrication rates above 70%, officially recognized as an integrated prefabricated steel demonstration in Jiangsu Province

Track Record & Recognition

  • Delivered under an EPC consortium integrating design, procurement and construction (turnkey general contracting under China’s standard GF-2017-0201 contract form)
  • Named a Jiangsu Provincial Building Industrialization Integrated Application Demonstration Project in 2020
  • Won the Third Prize (Integrated Prefabricated Steel Demonstration category) of the 2023 Jiangsu Building Industrialization Outstanding Achievement Awards
  • With complete site photos and structural documentation on file, it serves as ZM-BESTA’s core reference for high-rise prefabricated steel industrial parks
